A well-specified pointing job can often last for several decades. Its lifespan depends on the mortar, the condition of the brickwork, exposure to weather and the position of the property. Chimneys and high, exposed elevations usually experience greater weathering than sheltered walls.

Mortar that looks weathered, soft, cracked, recessed or loose may no longer be protecting the brickwork as intended. Discolouration, isolated open joints and internal damp marks can also be signs that a closer inspection is worthwhile.

Pointing is the finishing or renewal of the mortar joints between bricks or stone. Grouting is generally used for the joints between tiles, such as in kitchens and bathrooms. The materials, preparation and purpose are different.

Masonry work can be considered for many residential properties, including terraced, semi-detached and detached homes, cottages, bungalows and period buildings. The right approach depends on the material, condition, access and any heritage considerations.

Lime mortar is generally more breathable and can be appropriate for traditional brick, stone and heritage buildings. Sand-and-cement mortar is a different material with different strength and moisture characteristics. The existing masonry, original mortar and building type should be assessed before a material is chosen.

A mortar sample can often be adjusted to sit sympathetically with the existing brickwork. Colour matching takes account of the sand, binder, aggregate and the way mortar changes as it dries and weathers, so a final assessment is made against the property itself.

The appropriate cleaning method is selected around the brick, mortar and the cause of the staining. Incorrect pressure, abrasion or chemical use can damage masonry, so the condition of the wall should be assessed first. Cleaning can also reveal mortar joints that need attention or repointing.
